Just the sheer amount of inventory waste of new cars sitting on lots should tell you there's something rotten going on. That's a lot of real estate too. In one town near where I live, all the old dealerships on an auto row have been converted to high-density housing or mixed use developments (that happen to be adjacent to good transit). I'm sure there's at least a few other dealerships ripe for development.
